What your abstract will include:
  • Current Deed information and title chain covering at least the last 10 years and two owners.
  • Open Mortgage information covering at least the last 10 years and two owners. Released mortgage information will be abstracted only by book and page and by releasing document.
  • 10 year Judgement search including those against buyers (if applicable).
  • 10 year and two owner misc. liens of record.
  • Current owner tax information.
  • Plat information.
  • Pending case information on current owners.
  • Easements, conditions, restrictions, covenants of record currently in operation (shown on abstract, copies must be requested).
  • Copies of first, signature, notorial and legal description pages of vesting and lien documents currently in operation.
  • If transaction is a sale, lien search on buyers will be performed.
 





What your abstract will not include:
  • Bankruptcy search.
  • Documents executed prior to the earliest abstracted deed.
  • Judgements or liens beyond 10 years prior to effective date.
  • Easements, conditions, restrictions, covenants of record prior to the earliest abstracted deed unless specified in said deed.
  • Copies of documents executed prior to earliest abstracted deed unless requested.
  • Copies of plats and surveys unless requested.
