What your abstract will include:
  • Current Deed information.
  • Current owner Mortgage information.
  • Current owner Judgement information.
  • Current owner misc. liens of record.
  • Current owner tax information including deliquencies.
  • Plat information.
  • Pending case information on current owners and buyers (if applicable).
  • Easements, conditions, restrictions, covenants of record since current owner's deed.
  • Copies of first, signature, notorial and legal description pages of documents currently in operation and executed since the current owner took title.
  • If transaction is a sale, lien search on buyers will be performed.
 






What your abstract will not include:
  • Bankruptcy search.
  • Documents executed prior to the Current Owner's deed.
  • Judgements or liens on prior owners.
  • Easements, conditions, restrictions, covenants of record prior to current owners deed unless specified in said deed.
  • Copies of documents executed prior to current owner's deed unless requested.
  • Copies of plats and surveys unless requested.
