What your abstract will include:
  • Current Deed information and title chain covering at the last 40 to 60 years.
  • Open Mortgage information covering at the last 40 to 60 years and two owners. Released mortgage information will be abstracted only by book and page and by releasing document. Unreleased mortgages no longer in operation due to statute of limitations will be shown as such on abstract.
  • Judgement search including all judgements in operation.
  • All misc. liens of record in operation.
  • Current and deliquent tax information.
  • Plat information.
  • Pending case information on current owners and buyers (if applicable).
  • Easements, conditions, restrictions, covenants of record currently in operation (shown on abstract, copies must be requested).
  • Copies of first, signature, notorial and legal description pages of vesting and lien documents currently in operation.
  • If transaction is a sale, lien search on buyers will be performed.
 



What your abstract will not include:
  • Bankruptcy search.
  • Documents executed prior the time period requested.
  • Judgements or liens no longer in operation.
  • Easements, conditions, restrictions, covenants of record prior the time period requested or no longer inoperation.
  • Copies of documents executed prior to the time period covered or no longer in operation, unless requested.
  • Copies of plats and surveys unless requested.
